Tax Planning

This section is a template. Record your own tax picture and save tax reviews from the Plan hub. The checklist below is general guidance, not advice.
1 · Cash flow firstDon't force retirement contributions so high that monthly household cash becomes too tight.
2 · Use the easy tax-advantaged accountsHSA, Dependent Care FSA, and complete rental-expense tracking where applicable.
3 · Make rentals measurableTrack normalized cash flow, actual expenses, equity and return separately.
4 · Plan investment taxesEstimate capital gains and NIIT before large sales instead of waiting until filing.
Not tax advice. Roofmere is a tool for organizing your own information. Consult a qualified tax professional for decisions.

Core message: This is where your saved review summarizes the single most important takeaway for your household.
Household Rule

Affordability Is About Cash Flow, Not Net Worth

A large net worth is not permission to spend as if every asset were cash.

Before a major discretionary purchase, ask whether your normal monthly cash flow can absorb it without selling investments, borrowing, or weakening the emergency reserve.
1 · Protect the monthly surplusRecurring lifestyle upgrades matter more than one isolated purchase. Do not let fixed spending quietly rise with asset values.
2 · Treat variable income as variable wealthBonuses, equity grants and other variable income are valuable, but the normal household budget should not depend on them.
3 · Use a cooling-off ruleFor large wants, wait before buying and compare the purchase with the current priority list: debt simplification, protection and liquidity.
What Is Working

What We Are Doing Right

Strengths go here

Use these cards to record what your household is already doing well, based on your own accounts and goals.

Keep low-rate debt in perspective

If you hold unusually low-rate, long-term debt, preserving liquidity is often more useful than prepaying it.

Education savings

Track education-savings contributions and keep them sustainable while household cash flow is still being strengthened.

Estate planning status

Track where your estate documents stand: wills, guardians, trustees, beneficiaries, power of attorney and health directives.

Main Risks

What Could Actually Hurt Us

1 · Monthly cash flow

Record the household risks that matter most to you. Thin monthly cash flow is a common one worth monitoring.

2 · Concentration

A large share of family wealth is tied to local-area real estate. New wealth should increasingly diversify into liquid financial assets rather than another leveraged property.

3 · Crypto + leverage

If any assets are financed with loans (for example a loan secured by crypto or other investments), review balance, APR, LTV, liquidation threshold and platform risk at least quarterly.

4 · Correlated risk

Employment, RSUs, technology markets and crypto can all weaken during the same downturn. The key is avoiding a forced asset sale when markets are down.

Liquidity

Cash Does Not All Need to Sit in Savings

The emergency reserve exists to prevent forced stock sales during a bad market—not to earn the highest possible return.
Layer 1 · Immediate cashChecking / high-yield savings for near-term bills and surprises.
Layer 2 · Stable reserveMoney market funds or T-bills: liquid assets with low volatility.
Layer 3 · Backup liquidityA taxable brokerage is a useful second line of defense, but stocks should not be the entire first-line emergency fund.
Summarize your stable liquidity here. A common target is roughly 6–9 months of essential expenses—not unlimited cash.
Insurance

Protect What We Already Built

Umbrella

Review your umbrella liability coverage. Confirm all properties are reflected in the underlying exposure, then compare quotes at higher coverage limits.

Life / Disability

Verify life insurance coverage, terms and beneficiaries for all earners, and confirm disability coverage. Protecting earning power often matters more than chasing a little extra investment return.

Debt Strategy

Debt Order

Priority 1Highest-cost debtList debts in the order you intend to address them, with the reasoning for each.
Priority 2Leveraged positionsUnderstand APR, LTV and liquidation rules before deciding how aggressively to reduce a loan.
MaintainScheduled loansKeep to the repayment schedule. Do not sacrifice liquidity simply to look debt-free.
Do Not PrepayLow-rate mortgagesConsider keeping low-rate, long-term mortgages rather than prepaying them.
12-Month Plan

What We Do Next

  1. Add the concrete next actions from this review.
  2. Document the terms of any leveraged position (APR, LTV, liquidation threshold).
  3. Confirm insurance coverage is adequate and compare higher limits.
  4. Complete estate documents: wills, guardians/trustees, beneficiaries, POA and health directive.
  5. Maintain a stable liquidity target (for example 6–9 months of essentials).
  6. Keep education-savings contributions sustainable.
  7. Increase retirement contributions once monthly cash flow allows.
Property Strategy

How to Think About the Properties

Property 1

Note the hold case for each property (rate, cash flow, equity).

Property 2

Flag any property that deserves an annual after-tax Hold vs Sell review.

Primary Home

Refinance only when the after-closing-cost break-even is compelling—not just because a headline rate looks lower.

5–10 Year Outlook

Long-Term Direction

Illustrative scenarios only—not a return promise. Enter your own investment base and annual contribution assumptions to project a range of outcomes.

The biggest long-term advantage is usually avoiding forced sales at bad times and letting the existing compounding base keep working.
Bottom Line

The Household Agreement

Use this space for your household's own agreement.

A common version: keep monthly cash flow positive, hold enough stable liquidity to weather a loss of income without forced selling, and make sure major risks are covered by insurance and estate planning before large discretionary purchases.

Draft Will

Last Will and Testament of [Your Full Legal Name]

Sample template only — not legal advice. Full working language for attorney review. Replace every bracketed placeholder before execution.

ARTICLE I — FAMILY. I, [YOUR FULL LEGAL NAME], a resident of [COUNTY], [STATE], being over eighteen years of age and of sound mind, declare this instrument to be my Last Will and Testament and revoke all prior wills and codicils. I am married to [SPOUSE'S FULL LEGAL NAME]. I have [NUMBER] children: [CHILD 1 FULL LEGAL NAME], born [DOB], and [CHILD 2 FULL LEGAL NAME], born [DOB]. “My children” includes any child later born to or legally adopted by me.

ARTICLE II — EXPENSES AND DEBTS. My Personal Representative may pay legally enforceable unsecured debts, funeral and disposition expenses, expenses of my last illness, and reasonable administration expenses. Secured debt need not be paid in full solely because of my death. My Personal Representative may continue scheduled payments, refinance, sell, retain, or otherwise manage encumbered property as appropriate.

ARTICLE III — RESIDUARY ESTATE. I give all property and interests I have legal authority to dispose of at death, including my separate property [and my interest in community property, if my state has it], to [SPOUSE'S FULL LEGAL NAME] if they survive me by 30 days. If they do not, my residuary estate shall be divided into equal shares for my then-living children and held under Article IV. A deceased child's descendants take that child's share by right of representation.

ARTICLE IV — CHILDREN'S TRUSTS. A separate trust shall be created for each child. [PRIMARY TRUSTEE] shall serve, then [SUCCESSOR TRUSTEE]. The Trustee need not be the guardian. The Trustee may distribute income or principal for health, education, maintenance, support, housing, activities, transportation and general welfare; pay providers directly; address unequal needs; fund education; and purchase, retain, lease, improve or maintain housing for a beneficiary. Unless protective circumstances justify withholding, distribute 1/3 at age 25, half of the remainder at 30, and the balance at 35. A deceased beneficiary's remainder passes to descendants by representation, or otherwise to the other descendant trusts. Spendthrift protection applies to the fullest extent permitted by law. The Trustee may manage, invest, sell, lease, refinance assets and hire attorneys, accountants, advisers and property managers, with reasonable compensation and reimbursement.

ARTICLE V — REAL PROPERTY. My Personal Representative and Trustee may retain, lease, manage, refinance or sell real property and may use rental income or estate/trust assets for mortgages, taxes, insurance, repairs, HOA charges, management fees and other expenses.

ARTICLE VI — DIGITAL ASSETS. I authorize my Personal Representative and Trustee to access, control, manage, transfer, archive, delete or dispose of my digital assets and electronic communications to the fullest extent permitted under the laws of [STATE] (for example, your state's digital-assets law). This includes cryptocurrency, wallets, exchanges, cloud storage, email, social media, domains, digital files and authentication devices. Credentials and recovery information shall be maintained separately at [SECURE LOCATION].

ARTICLE VII — GUARDIAN. If a guardian is required for a minor child, I nominate [PRIMARY GUARDIAN], then [SUCCESSOR GUARDIAN], subject to the court's determination of the child's best interests.

ARTICLE VIII — PERSONAL REPRESENTATIVE. I nominate [SPOUSE'S FULL LEGAL NAME], then [SUCCESSOR PERSONAL REPRESENTATIVE]. I request that my estate be administered with the least court supervision permitted by the laws of [STATE], and that no bond be required unless the law requires it.

ARTICLE IX — SURVIVORSHIP. A beneficiary must survive me by 30 days unless otherwise provided. If the order of death between me and my spouse cannot be established, they shall be treated as having predeceased me for purposes of this Will.

ARTICLE X — NONPROBATE ASSETS. I recognize that assets may pass outside this Will by beneficiary designation, survivorship, TOD/POD designation, trust ownership or similar arrangement, and intend those arrangements to be reviewed periodically for consistency with this plan.

ARTICLE XI — GENERAL POWERS. My Personal Representative and Trustee shall have powers available under the laws of [STATE], including powers to sell, exchange, lease, manage, invest, reinvest, settle claims, compromise disputes, execute documents, and distribute property in cash or in kind.

ARTICLE XII — GOVERNING LAW AND SEVERABILITY. The laws of [STATE] govern. If any provision is unenforceable, the remaining provisions remain effective.

  • Child trusts: Same 25 / 30 / 35 structure and support standard as Partner A's draft.
